Inspection Preparation


Like you, I want to make sure that your inspection goes smoothly with the fewest possible last-minute surprises. Shown below is a list of things you can do to help me provide the best possible inspection service. Should you have any questions, please feel free to call me right away!

Make Sure Everyone Is On The Same Page

If you use the scheduling feature on this website, please make sure to add your real estate agents information. Make sure your real estate agent/someone lets the listing agent and homeowner know about your inspection appointment.

Ensure The Utilities are ON

Please make sure and have your real estate agent verify, that all the utilities are ON. I'm doing you no good when any are not. I can't perform a thorough inspection without full use of all utilities. There's a $150 fee to come back and inspect items that could not be inspected, if the power/gas/water was OFF.

Secure The Pets

Please make sure that any pets are crated, caged, and secured so that they do not interfere with the inspection process. While I love animals, I do not want to get bitten, licked, scratched - or worse - have your pet escape as a result of my inspection.

Move Items That Hinder The Inspection

I cannot inspect what I cannot get to! Please ask the seller to ensure that any attic and crawlspace accesses are clear. While I don't mind moving a few things out of the way, unloading someones closet to gain access to a crawlspace is beyond the scope of the inspection.

Unlock Doors & Gates

Again, I cannot inspect what I cannot get to. Please unlock all doors and gates so that I have FULL ACCESS to the premises. This does not include gun cabinets or safes. I respect all rooms that are considered off limits, but let me know about these rooms in advance if you can.
